WHAT IS MLS?
The MLS stands for Multiple Listing Service and there are roughly 900 MLS Services across the United States!
MLS systems were founded to enable real estate agents to list their properties in a centralized system so all Realtors, regardless of the realty company they worked for, could share (cooperate) commission and listing information. The MLS helped reduce the amount of time a property would be on the market and insured that a Realtor of one firm would get paid a commission when they sold a property of another firm.
Generally, Realtors list properties for a commission of up to 6%. Typically, when their listing is inputed on MLS, they offer half of that commission to a Selling Realtor. Since close to 80% of all buyers use a Realtor to help them find a home, and as many as 80% of homes are sold by the MLS, it's obvious that having your property listed on the MLS is the best and most efficient way to sell your home!

Instead of listing for 6% and cooperating 3% commission to a Realtor/Broker who sells your home, we list you for a nominal up front fee and let you decide the commission cooperation to be offfered on MLS. One important item to remember when it comes to the commission you set for MLS, most listing agents offer from 2-3% commission cooperation to other firms. To stay competitive with other listings on MLS, one should seriously consider the importance of the commission offering. Anything under 2% is not recommended, however, it is the Seller that determines the amount.
